Solution
Rich Roofing can apply coating systems that are designed to solve all these problems and bring your roof back to a water tight system. We do this by-

Inspecting all fasteners and seams, (installing new fasteners where needed). |

Pressure wash cleaning of roof. |
|
Prime rust areas, (replace bad panels if needed). |

Use a combination of high solids sealant and polyester mesh to seal seams and flashings. |

Apply base coat of elastomeric coating to entire roof surface and all flashings. (typically light gray.) |

Apply top coat of elastomeric coating to entire roof surface and all flashings. (typically white.) |
This process provides a monolithic (no seams) seal to the roofs surface.
We apply several different manufacturer's coating systems based on which system will perform best in your roof's environment. Things we consider are foot traffic, debris from units, chemical mist from vents, heat from units, amount of rust on original roof, fire rating, ice build-up and desired color of finish.
The advantage of using a contractor who has as much experience with coatings as Rich Roofing Systems is that we have seen many cheap coatings fail. We do not use cheap coatings, some of which have great marketing behind them, but little performance ahead of them. We have also seen good coatings used by contractors who lack knowledge of proper application and the system fails. We have installed over 16 million square feet of coating to roofs in and around Indiana. Our 10 year system last an average of 15-17 years before needing resealed. The lowest price is not always the best value. If you purchase a 10 year system and have leaks throughout those years, you will then have to deal with the hassle of trying to get the contractor back to fix leaks and, in the 11th year, you're back to a roof full of leaks. Then that little money you saved up front most likely will cost more in frustration than you saved. If your metal roof is too far gone and coating isn't the best option for long-term protection, we will provide you with options for new metal or installation of Duro-Last Roofing systems designed to cover metal roofs.
Actual Project
In 1984 we applied our 10 year system to a 60,000 sq. ft., metal roof in Huntington, Indiana. Original cost was $1.15 per sq. ft. This roof did not need resealing until 17 years later (2001). Most of the coating and seam sealant we originally applied was in good shape and only a few areas needed resealing. We cleaned the roof, resealed these areas and applied a new, white top coat to the entire roof and the client received a new 10 year warranty at the cost of $1.05 per sq. ft. Even though coating prices have risen dramatically over those 17 years, we were able to renew the system at a lower cost because we had to apply less product.
